Conceptual and Schematic Design
- Project Kick-Off Call with Ownership, Brand, & Design Team. Budget Evaluation, Brand Standard Review, & Overall Project Expectations.
- Establish project schedule
- Development of Design Narrative, Creation of Mood Boards, & Preliminary Design Presentation.
- Initial Space Planning, Furniture & Lighting Layouts, & Preliminary FF&E Selections.
Design Development
- Refining every detail of the design, Engineering of FF&E, Curating custom artwork package, Final selection of Finishes.
- rovide Drawings & Elevations, 3D Renderings, & Digital Design Presentation to communicate design vision to ownership and brand.
- Selection of fabrics and finishes
Contract and Construction Documents
- FF&E specifications
- Providing Full Construction Documents, including but not limited to: Final Furniture plans, Finish plans, Reflected ceiling plans, Interior elevations & sections, Custom Millwork Elevations & Details, Finish Schedules, Lighting Schedules, & Plumbing Schedules.
- Coordination with Brand Comments, Architect, Mechanical Engineer, Electrical Engineer, Lighting Consultant, and Various Support Consultants.
- Final revisions for drawings
Bidding and Negotiation
- Submittal of FF&E specifications to purchasing agent for bid
- Submittal of construction documents to contractor for bid
- Review of bids against budget with client
- Final Reselections of FF&E due to budget constraints and availability. Coordination of reselections with purchasing agent and general contractor.
Construction Administration
